Community Meeting – Follow-up Memo

Thank you to all who came out the 4/27/23 Community Meeting regarding the Proposed Leasing Amendment.  Beth Taylor (of Winter Capriola Zenner, LLC) who spoke at the meeting, has written a follow-up memo detailing the necessary steps we need to take to amend our covenants to add leasing restrictions and lists the benefits of our community voting in favor of submitting our HOA to the Georgia Property Owners’ Association Act (“POA”).  Her memo and the proposed leasing amendment (as well as new 2023 financial reports) can be found in the Documents section when you login to the website.  The Board will be back in touch soon to provide further information on the implementation of the voting process and signature forms.  Thank you

(Petition for Rental Restrictions)

 

Dear Homeowner:

We are petitioning ALL homeowners in our Marsha’s Vineyard Community to develop a Rental Restriction Policy. Many neighborhoods throughout Georgia, including Henry County, are being bombarded with investors. We are trying to move forward with this process to maintain our neighborhood for the following reasons …

  • For Safety Reasons and to Keep our Property Values UP
  • To Preserve the Standards and the Quality of Life in the Neighborhood
  • To Minimize Transient Residents/this goes back to the Safety Issue
  • To Maintain the Community for Owner-Occupied Properties

Based on our Covenants we require at least 75% of the homeowners to sign an instrument in which covenants and restrictions are modified.

We hope homeowners will see the importance of this Restriction, ATTEND THE COMMUNITY MEETING and vote YES.

DEADLINE – 2023 HOA ANNUAL DUES PAYMENT

The deadline to pay your HOA dues is February 1, 2023. Our management company, L.S. Management & Associates, Inc., has mailed out invoices to all residents. The amount due is $200.00. If you have a previous balance please include it with your payment. The Association has or will place a lien against delinquent properties and may report the debt to all three (3) credit bureaus. You have the option to pay on-line using the login & PW you set up last year or by registering at: https://lsmgmt.cincweb.com. Once registered you will receive a confirmation email (within 48 hours) with your login information. Go to our management company page at https://marshasvineyard.com for further details.

Annual Meeting – Oct. 27, 2022

MARSHA’S VINEYARD HOMEOWNERS ASSOCIATION
ANNUAL MEETING NOTICE

The Board of Directors of Marsha’s Vineyard Homeowners Association, Inc. is calling an Annual Meeting of the membership to conduct business of the corporation. This Annual Meeting will be a ZOOM Meeting on Thursday, October 27th, 2022, at 7:00 PM.

At the meeting, Quorum must be present either in person or by proxy to hold an election and conduct Association business.

Please be advised that no Owner shall be eligible for the Board or eligible to vote, either in person or by proxy, if that Owner is shown on the books or management accounts of the Association to be more than thirty (30) days delinquent in any payment due the Association. If the voting rights of an Owner have been suspended, that Owner shall not be counted as an eligible vote for purposes of establishing a majority or a quorum.
